Seminole Landing Owners Association – Board Meeting

• The meeting comes to order at 7:15pm.  Members present Linda Westenfelder, Dave Westenfelder, Jim Craft, Mike Weber, Roger Marchman, Bob Bremser and Lisa Salasek.

• General discussion about returned mail and incorrect mailing addresses for members.  Research will be done to get corrected asap.

• Invoices for this years annual dues and the special assessment ($255.00) will be mailed out by the end of the week.

• Lisa Salasek read the minutes from the 3.10.08 meeting.  Bob Bremser motioned to approve the minutes, Jim Craft seconds and the motion passes.

• Roger Marchman presented information from gatecrafters.com a “do it yourself” gate company.  He is waiting for a call back from a representative for more detailed information, but the cost is much less than the first quote we received.

• Ponds – Charlie Vannoy was unable to attend, but Bob Bremser will contact him to see if we have all of the information needed for the June meeting with the biologist.  It seems that no maintenance has been done in the past 5 years.

• Common Areas – Dave and Linda Westenfelder priced new stone picnic sets for the common area at $350-$400 per set and suggested that we place a concrete slab underneath for stability and to make it easier to mow around. Jim Craft recommends that we put one in each common area (Erin Pond, Sweetwater Loop, Juniper Rd and boat dock).  Bob Bremser motions to make the improvements, Jim Craft seconds and the motion passes.

• Dave Westenfelder finally received a call back from the engineer about the ditch repairs and he will have the information we need for the contractor with in 2 weeks.

• Dave and Linda Westenfelder contacted some attorneys and found Stone, Grenade and Crosby.  They have offices in Daphne, Bay Minette and Foley and have an attorney who specializes in homeowner association issues. They do not require a retainer and their hourly rate is $175.

• Treasurers report:
  • $47,839.34 in savings (road/emergency fund)
  • $23,755.77 in checking
  • $103 - electric (auto drafted)
  • $56.94 – water
  • $150 – dirt @ the dock
  • $645.16 – gravel and sign
  • $184.91 – SLOA Quarterly invoices
  • $1360 – Al, lawn service

• After further audit it has been realized that there are 14 lots that have not paid last years dues.  Letters will be sent this week.

• The annual meeting is being changed to Saturday, August 16th (instead of the 23rd) and will be held at Seminole Baptist Church 32619 Browns Landing Rd pending final approval.

• The next meeting will be held on Monday, May 12th at 7pm at Bob Bremsers house, 32841 Donovan Circle.

• Dave Westenfelder motions to adjourn the meeting, Lisa Salasek seconds and the motion passes.
